Leawood-based, serving the Kansas City metro since 2011 · BBB accredited since 2013, A+ rating · Free 30-minute property visit · Detailed estimate emailed within 7 days

Sealant joints are built to move with your masonry, and they wear out long before the brick or stone does. Once caulking cracks, shrinks or pulls away, water gets behind it and into the wall. Alliance Restoration replaces failed sealants on homes and commercial buildings across the Kansas City metro, and pairs the work with breathable water repellents when the wall needs them.

What's included

  • Inspection of existing sealant joints and the masonry around them

  • Removal of failed caulking and sealant

  • New sealant at control and expansion joints, and at moving or damaged mortar joints where sealant is the right repair (polyurethane sealants, per our guide)

  • Window and door perimeters where they meet masonry

  • Coping, flashing and parapet joints

  • Masonry and concrete water repellent application where appropriate, using breathable products that don't trap moisture

  • A maintenance recommendation, since sealants have a service life and need periodic inspection

  • Residential and commercial properties

Why it matters

Sealant joints are the seal between your masonry and the parts of the building that move: windows, doors, coping and expansion joints. When a joint cracks, shrinks or pulls away, water gets behind it and into the wall, where it can damage the brick, stone and mortar around it. Finding failed joints early and replacing them keeps a small repair from turning into a larger masonry repair.

FAQ

How do I know if my caulking has failed?

Look for sealant that is cracked, shrunken, hardened, or pulled away from one side of the joint, or gaps where you can see through the joint.

Is caulking the same as tuckpointing?

No. Tuckpointing replaces mortar between bricks or stones. Sealant goes in joints designed to move, such as control and expansion joints, and at window and door perimeters. Some damaged joints need one and some need the other, and we'll tell you which at the visit.

Do you caulk around windows and doors?

Yes, where the window or door perimeter meets the masonry.

Do you work on commercial buildings?

Yes. We work on homes and commercial buildings, for homeowners, building owners and property managers.

How long does masonry sealant last?

Sealants have a service life and need regular inspection and maintenance. We'll recommend a maintenance cycle for your building.

Is the estimate free?

Yes. It's a free 30-minute visit at your property, and the detailed estimate is emailed within 7 days. Our project minimum is $1,500.
